Privacy Policy

How we collect, use and share the information you give us, and the choices you have.

Last updated: October 30, 2026. Effective: October 30, 2026.

This policy explains how Two Bridges Capital ("Two Bridges Capital", "we", "us", "our") handles personal information when you use twobridgescapital.net, submit one of our forms, call us, email us or exchange text messages with us. By using the site or contacting us, you agree to this policy.

The short version

  • We collect what you give us on a form, plus basic technical data from your visit.
  • We use it to evaluate your property, answer you, and run our business.
  • We do not sell your personal information.
  • We do not share mobile phone numbers or SMS consent with anyone for their own marketing.
  • You can ask us to delete your information or stop contacting you at any time, and we will.

Information we collect

Information you give us

  • Contact details: your name, phone number, email address and company name.
  • Property details: property address or parcel number, county and state, acreage, and anything you tell us about taxes, liens, access, heirs, condition, price or timing.
  • Buy box details if you join our buyers list: the counties and states you buy in, acreage range, price range, zoning or intended use, and your notes.
  • Consent records: whether you ticked the SMS consent box, the wording you agreed to, and the date, time and page it happened on. We keep these because carrier rules require us to be able to show that you opted in.
  • Correspondence: the content of emails, text messages, form notes, and notes we take from calls. Inbound calls may be recorded or transcribed where the law allows it; if a call is being recorded you will be told at the start.

Information collected automatically

When you load a page, our hosting provider logs standard technical data: IP address, browser and device type, the pages you requested, referring page and timestamps. We use this to keep the site running and to block abuse. Our form endpoint also records the time between a page loading and a form being submitted, which is how we catch bots.

This site does not use advertising cookies, third-party tracking pixels or analytics. Fonts are served from this site rather than from a font service, so loading a page does not hand your IP address to anyone but our hosting provider.

Information from other sources

To evaluate a property we look at public and commercial records: county assessor and recorder data, GIS and parcel maps, FEMA flood maps, wetlands and soil surveys, federal and state mapping data, and property data services. Where we need to reach an owner we may use address and contact lookup services. These are about property and ownership records, not about your browsing.

How we use information

  • To evaluate a property, price it and prepare an offer.
  • To answer your question, follow up on your inquiry and carry out a transaction.
  • To send you text messages, if and only if you gave consent, as described in our SMS Terms.
  • To match parcels against the buy box you gave us, if you joined our buyers list.
  • To keep records of consent, opt-outs and do-not-contact requests.
  • To prevent fraud, spam and abuse, and to secure the site.
  • To meet our legal, tax and recordkeeping obligations.

How we share information

We share personal information only in these situations:

  • Service providers who work for us, under contract and only to do that work: our website host, our customer relationship management system, our email and messaging providers, the internal tools we use to track leads, and property data and mapping services.
  • Closing a transaction: if you accept an offer, we share what is needed with the title company or closing attorney, a surveyor or inspector where one is used, and any party we assign the contract to, so the closing can happen.
  • Legal reasons: when we are required to by law, subpoena or court order, or to establish or defend legal claims.
  • A business transfer: if our business or its assets are sold or merged, information may transfer with it, subject to this policy.

We do not sell personal information, and we do not share it with third parties for their own marketing or promotional purposes.

Text messaging originator opt-in data and consent is never shared with any third party. No mobile information will be sold or shared with third parties or affiliates for marketing or promotional purposes. The categories of sharing listed above exclude SMS opt-in data and consent; that information stays with us and the messaging provider that delivers the message on our behalf.

Text messages

We only send text messages to people who ticked the SMS consent box on one of our forms, or who texted us first. You can stop them at any time by replying STOP, and get help by replying HELP. The full terms, including message frequency and rates, are on our SMS Terms page.

Your choices

  • Stop texts: reply STOP to any message from us.
  • Stop emails: use the unsubscribe link, or reply and ask.
  • Stop calls: tell us on a call, or email us, and we add you to our internal do-not-contact list.
  • Access, correction or deletion: email sales@twobridgescapital.net and tell us what you want. We will respond within 45 days.

We keep a minimal record of opt-outs and do-not-contact requests even after deleting other information, because that is the only way to make sure we do not contact you again by mistake.

If you are in California

Under the California Consumer Privacy Act as amended, you have the right to know what personal information we collect and how we use and disclose it, to request a copy of it, to correct it, to request deletion, and to not be discriminated against for exercising those rights. We do not sell or share personal information as those terms are defined under that law, and we do not use or disclose sensitive personal information beyond the purposes permitted by it. To make a request, email sales@twobridgescapital.net with "Privacy request" in the subject line. We will verify your request by asking you to confirm details we already hold. An authorized agent may act for you with written permission.

If you are in another state with a privacy law

Residents of states including Colorado, Connecticut, Virginia, Utah, Texas, Oregon, Montana and Florida have similar rights to access, correct, delete and obtain a copy of personal information, and to opt out of targeted advertising and the sale of personal information. We do not engage in targeted advertising and we do not sell personal information. Use the same email address to make a request.

How long we keep information

We keep property inquiries and correspondence for as long as we are working with you and for a period afterwards for business and legal reasons, generally up to seven years for anything relating to a completed transaction. Consent and opt-out records are kept for as long as carrier rules require, and at least four years. If you ask for deletion we delete what we are not legally required to keep.

Security

The site is served over HTTPS and form submissions are encrypted in transit. Lead and contact information is held in access-controlled systems. No method of transmission or storage is completely secure, so we cannot guarantee absolute security, but we do not keep more than we need and we limit who can see it.

Children

This site is for adults doing business in real property. It is not directed to children under 13 and we do not knowingly collect information from them. If you believe a child has given us information, email us and we will delete it.

Where we link to a county website, a mapping service or another third party, their privacy practices are their own and this policy does not cover them.

Changes to this policy

If we change this policy we will update the date at the top of this page. Material changes will be noted on this page. Continuing to use the site after a change means you accept the updated policy.
