Land acquisition

We buy land. Simple, fast, cash.

Two Bridges Capital buys vacant land for our own account and sells it on to the builders and developers who will use it. You deal with the buyer, not a listing.

What we buy
Vacant land only. No houses, no rentals, no commercial buildings.
Where we buy
Nationwide. All 50 states, any county, from a single lot to hundreds of acres.
How we buy
As a principal, with our own funds. Cash, with no financing contingency.

Two sides of the business

Whichever side of the table you are on.

Acquisition, for sellers

You own land you would rather turn into cash

Inherited it, bought it years ago, pay taxes on it every year and have never used it. Tell us what you have and we will tell you what it is worth to us.

  • No listing, no showings, no agent
  • Cash offer with no financing contingency
  • We cover standard closing costs
  • No obligation to accept

Disposition, for buyers

You need lots and you are tired of fighting for them

Builders, developers and land investors: send us your buy box once and we bring you what fits it, with the due diligence already done.

  • Parcels matched to your criteria, not a blast list
  • Access, zoning, flood and comps checked before you see it
  • First look before anything goes public
  • Email only unless you ask us to call or text

What we buy

We are particular, and we say so up front.

We only look at vacant land. That focus is the whole business: it is why we can read a parcel quickly and tell you yes or no without wasting your time.

  • Vacant, unimproved land

Infill lots, subdivision lots, acreage and rural parcels. No houses, no rentals, no commercial buildings.

  • Clear ownership, or a path to it

Inherited parcels, probate, out-of-state owners, back taxes and liens are all workable. We would rather know about them early than find them in title.

  • Anywhere in the United States

We buy land in every state. City lots, rural acreage, old subdivision lots and land you have never seen in person. Wherever it is, send it to us.

  • What we pass on

Landlocked parcels with no legal access, land we cannot verify ownership on, and anything where the numbers only work if we pressure you. We will say no plainly.

How it works

Three steps, and you can stop at any of them.

01

You tell us about the parcel

Address or parcel number is enough to start. Acreage, county and anything you know about access, zoning or taxes helps us move faster. Two minutes, one form.

02

We do the work

We pull the county records, check access, zoning, flood and wetlands, and comp it against land that actually sold nearby. We come back with questions or a number, usually within one business day.

03

You decide

If you take the offer we open title, cover the closing costs and close on your timeline. If you do not, that is the end of it. No obligation, and we do not chase you.

Why sell to us

A buyer, not a middleman with a sign.

Listing land can take months and still fall through on financing. We buy with our own funds and our own buyers already lined up, so the parts that usually go wrong are the parts we take off your plate.

  • Cash, with no financing contingency

Nothing in our offer depends on a bank saying yes. That is the single biggest reason land deals collapse.

  • You pay no commission and no fees

We are not your agent and we do not list your property. We cover standard closing costs through a title company or attorney.

  • As-is, including the messy ones

Back taxes, an old lien, heirs who all have to sign, a parcel you have never seen. We have a process for each of those.

  • Your timeline, not ours

Close in a few weeks or a few months. If you need time to clear something up, we wait.

  • A straight answer either way

If the numbers do not work, we tell you that and why, instead of going quiet or dropping the price at closing.

Common questions

The things people actually ask us.

If I ask for an offer, am I committed to anything?

No. Asking costs you nothing and commits you to nothing. You are free to turn the offer down, think about it, or take it to someone else.

How fast will I hear back?

We aim to come back to you within one business day. If the county records are slow or the parcel needs a closer look, we tell you that rather than go quiet.

What does it cost me?

Nothing. There is no commission, no listing fee and no charge for the offer. We cover standard closing costs through the title company or closing attorney.

Do you buy land with back taxes or liens?

Often, yes. Back taxes, judgments and old liens usually get cleared at closing out of the purchase price. Tell us early so the number we give you is the real one.

What if the land is landlocked or in a flood zone?

We check access, flood and wetlands on every parcel before we price it. Some of those parcels still work and some do not. Either way you get a straight answer.

Are you going to resell it?

Often, yes, and we would rather say so. We buy for our own account and may resell or assign our interest, usually to a builder or developer. Our offer is what you get either way.
